This project adds 1,250 square feet across three stories to an existing 840 square foot bungalow in Austin’s Bouldin Creek neighborhood. The addition introduces a new main living area, primary suite, and third-floor office.Sustainability was a core client priority, shaping material selections at every layer of the building envelope. The exterior is clad in Amorim cork, a rapidly renewable material that simultaneously serves as continuous exterior insulation — reducing thermal bridging, improving energy performance, and giving the home a warm, distinctive presence on the street. Interior insulation foregoes conventional spray foam in favor of Timber HP wood fiber, a bio-based product that is vapor-open, low in embodied carbon, and free of the off-gassing associated with tradition spray foam insulation. Together, these choices reflect a whole-building approach to sustainability grounded in material health, environmental responsibility, and long-term performance.
