Sited within an established central Austin neighborhood, this new residence was shapedas much by its constraints as by its aspirations. Three protected heritage trees definedthe buildable envelope, and a cantilevered foundation was engineered to span thecritical root zone of the most significant, allowing the house to settle naturally into thelandscape without compromise. City of Austin Subchapter F regulations further informedthe massing and orientation.The design responds to a young family’s need for connection—to each other, toguests, and to the garden tended by an avid gardener. Interiors are warm anddeliberately unhurried: wood, stone, and soft plaster surfaces chosen to age gracefullyand recedein favor of the views beyond. A detached guest casita extends the sense ofhospitality. Every material decision was weighed against a modest budget, proving thatcareful, considered design is its own form of luxury.
